米国ワシントン州政府主催の住宅セミナーに参加してきました。
今回のセミナーはワシントンDCより『REMODELING』誌の編集長でありますクレイグ・ウェブ氏による『米国の中古住宅流通とリフォーム市場の実態』と題しました基調講演を中心にワシントン州に籍を置く住宅産業企業のプロモーションからなるセミナーでした。
名古屋開催は本当に久しぶりと言う事で大勢の人が参加していました。なかでも姫路市から設計事務所のH様とシアトルからは輸入建材業種のT様がお越しになるので楽しみにしていました。このお二人とは10年以上も前から、ご一緒させていただきまして本当にお世話になった方達です。
ウェブ氏のセミナーは同時通訳による進行ですので単純に半分の時間になってしまいますがトータル２時間強のお話をして下さいました。今回は日本と米国のリフォームにどのような違いがあるのかを学ぶ事がテーマになっていました。まず、中古住宅の資産価値の違いやリフォームによる資産価値の上昇など大きな日米間のギャップを感じてきました。１件あたりのリフォームにかける平均建築費はアメリカ2千万円に対して日本は500万円で住宅の大きさの違いもあり単純比較はできませんがアメリカは日本の２〜３倍は金額にして投資していることになります。投資するという事は、何年か先には値上がりするという事です。いろいろ紹介された実例写真でも築50年以上経っている事例がほとんどでしたが、まるで新築さながらの状態で紹介されていました。その中で、コスト管理やお客様の満足度、新規の受注例など、ここでは紹介しきれない程のお話を聴く事ができました。
それから、シアトルのT様のP社をはじめ沢山の企業が出店されていましたが日本のお客様にも満足していただけそうな商品も実際に何品かもございましたので、輸入住宅建材にご興味のあるかたは、是非一度検討されてはいかがでしょうか。その際は、弊社でも出来る範囲でアドバイスやサポートさせていただきたいと思っています。今後、日本でも新築住宅着工件数が減少に転じ、その分リフォームに活路を見いだす住宅産業企業にとっても大変貴重なセミナーだったとおもいます。

Have you ever thought about including a little bit more than just your articles? I mean, what you say is fundamental and all. Nevertheless think about if you added some great graphics or videos to give your posts more, "pop"!
